Wipe it on, avoiding the eyes and the skin around your eyes because it's delicate and can get too dried out with a mask. If you have an oily T-zone, just use a drying mask on the oily area. If you have sensitive or dry skin, you may want to apply moisturizer right after rinsing or peeling off the mask, while your skin is slightly damp.
Make sure to get the right mask for your skin type, and if you find that a certain mask makes your skin oilier or drier, try another kind. Masks made to reduce oil have sometimes been known to increase it: the skin overproduces in reaction to the drying effect of the mask. If an hour or two after using an oily skin mask you find your skin is pink, with a film of oil on it, you've overstripped it. Believe it or not, you may need a mask for normal or even dry skin.
